Foundation walls, piers, and other permanent supports for buildings must be protected from frost, typically by one or more specified methods. While Southern California doesn't experience the deep frost lines seen in colder climates, certain areas, especially at higher elevations or in colder inland valleys, may still require proper frost protection to prevent structural damage caused by frost heave.
Common Methods for Frost Protection
There are several established methods to protect foundations from frost action. The choice often depends on local conditions, the type of structure, and specific code requirements.
1. Adequate Embedment Depth
The most traditional method involves extending the foundation's footing below the anticipated frost line in the soil. This ensures that the soil directly beneath the footing remains unfrozen, preventing the upward movement (heaving) of the foundation that can occur when wet soil freezes and expands.
For general frost-protected foundations, minimum footing depths can vary, starting from 12 inches for lighter loads and increasing to 14 or 16 inches for heavier structures. Your local building department will have the final say on required depths for your specific property.
2. Frost-Protected Shallow Foundations (FPSF)
Frost-protected shallow foundations use thermal insulation to prevent the ground around the foundation from freezing, even if the footing itself is not deeply embedded. When a frost-protected shallow foundation abuts a structure that maintains a monthly mean temperature of at least 64°F (18°C), horizontal and vertical wall insulation typically isn't needed between the foundation and the heated structure. However, where insulation is used, it should extend along the adjoining foundation for a specified distance. An exception exists for inside corners with a heated structure, where vertical insulation might not be required.

3. Crushed Stone Footings

- Poor drainage: Even with proper foundation depth or insulation, poor surface drainage around the foundation can exacerbate frost issues.
